Southeast Las Vegas Homes for Sale — The Submarket I Work From

Southeast Las Vegas is the stretch of valley south of the airport, running along South Maryland Parkway, Las Vegas Boulevard, and Bermuda Road down toward the county line. Silverado Ranch sits at its center, spanning ZIP codes 89123 and 89183. My office is at 9890 S Maryland Pkwy, in 89183 — so this is the one submarket on this site I can write about from the sidewalk rather than from a spreadsheet.

What Actually Distinguishes This Area

Three things, and none of them are the things a listing description will tell you.

It is not in the City of Las Vegas. Despite the mailing address, 89123 and most of 89183 sit in unincorporated Clark County, inside the unincorporated town of Enterprise. Your permits, code enforcement, business licensing, and animal control all run through the County rather than the City, and land-use questions go to the Clark County Commission with input from the Enterprise Town Advisory Board — not a city council. If you are relocating from California and assuming "Las Vegas, NV 89123" means city services, that assumption is wrong, and it changes who you call. Clark County publishes the Enterprise planning area boundaries and meeting calendar directly.

It is a built-out area, not a growth corridor. Most of the housing stock here went up between the late 1990s and the mid-2000s. That cuts both ways and you should hear both sides: the streets have mature tree canopy and finished parks rather than construction dust, and the parcels tend to be larger than what the same money buys in the newer southwest and Skye Canyon corridors. Against that, you are buying roofs, HVAC systems, water heaters, and pool equipment that are now twenty to twenty-five years old. On a house of this vintage the inspection contingency is not a formality — it is the most valuable clause in your contract, and I will not let it lapse while a seller stalls on a repair request.

It is close to the airport and the south Strip. Harry Reid International is a short drive north, which matters if you commute out of Las Vegas or fly weekly — and which also means aircraft noise varies materially street to street. Noise contours are published, they are not uniform across a ZIP code, and I will pull the map for any specific address before you write an offer. On Pricing — And Why I Am Not Quoting You a ZIP Code Median

You will find a "median home price for 89123" on a dozen websites. I went and looked at them while writing this page: on the same week in August 2026 they ranged from about $425,000 to $789,000 for what each site called the same area. That is not a rounding difference. It is the difference between a median of closed resale sales, a median of current asking prices, and an automated valuation model averaged over a boundary the site drew itself.

Las Vegas REALTORS (GLVAR) publishes its monthly figures for Southern Nevada as a whole, not by ZIP code. So the number I will stand behind is the valley-wide one: as of July 2026, the median sale price for an existing single-family home in Southern Nevada was $480,000, down about 1% year over year, with roughly 7,400 single-family homes listed without an offer in mid-July and median days on market near 27 days. I update that figure monthly in my Las Vegas home price report.

For this submarket specifically, the honest answer is that the only number worth acting on is a set of actual closed comparable sales for the streets you are considering, pulled from the MLS within the last ninety days and adjusted for lot, age, and condition. Park amenities are a matter of public record — whether a given amenity matters to your household is your call, not mine to make for you.

HOAs, and the Question to Ask First

Nearly every subdivision in this corridor sits inside an HOA, and in a built-out area of this age the association's finances matter more than its rulebook. A twenty-five-year-old community is at exactly the point in its life where private streets, perimeter walls, and common-area irrigation start coming due all at once. If the reserve study is underfunded, that gap gets closed with a special assessment, and it lands on whoever owns the home when the board votes — not on the seller who deferred it.

So the first document I read is not the CC&Rs. It is the reserve study and the last twelve months of board minutes. Nevada gives you a resale package and a statutory window to review it; that window is short, and it is the single most common place I see buyers sign away leverage without realizing it. I read those documents with you inside the window, as a matter of course.

Schools

Addresses here are zoned by Clark County School District attendance boundary, and boundaries in this part of the valley have been redrawn more than once as enrollment shifted. I will pull the current zoned assignment for any specific address you are considering and point you at the state's own performance data — and I will not rank neighborhoods for you on the basis of it. How Southeast Las Vegas Compares

Worth saying plainly: this is not a luxury submarket, and I am not going to dress it up as one. Summerlin and Henderson both carry a meaningful premium over the valley median and deliver a more finished, amenity-led product. What Southeast Las Vegas offers instead is proximity — to the airport, to the south Strip, to the 215 and the I-15 — on established streets, generally at or below the Southern Nevada median. If your priority is a short drive to the airport and a larger lot for the money, this corridor deserves a look. If it is guard gates and a golf membership, it does not, and I will tell you so rather than drive you around it.
