Luxury in Las Vegas is not one market. It is a dozen guard-gated enclaves, each with its own club, its own governing documents, and its own way of surprising a buyer after closing. Three Price Bands, Not One

The figures below are directional entry points drawn from 2026 sales and listing activity, not appraisals. In these communities the spread inside a single gate is often wider than the spread between gates, so treat them as a way to decide where to look first, and ask me for current comparable sales on any specific street.

Summerlin, West Valley

The Summit Club

The most expensive address in the valley, and deliberately so. A members-only community of roughly 555 acres against the Red Rock escarpment, built around a Tom Fazio course, with homes running from about $5 million past $30 million. Purchases here are as much a membership decision as a real estate one; the club’s admission process and dues structure belong in the diligence file next to the CC&Rs.

The Ridges

Summerlin’s established estate enclave: custom and semi-custom homes from roughly $2 million to $30 million, with a 2026 median near $4.9 million and the Red Rock views that justify it. The community surrounds the Bear’s Best course, which changed hands in a $30.5 million sale to a new ownership group with stated plans to reposition it. That is exactly the kind of fact a fairway-lot buyer needs to understand before pricing a view, and I will walk you through the current status rather than the brochure version.

Red Rock Country Club

Around 975 custom and semi-custom homes behind a staffed gate in Summerlin’s southwest, anchored by two courses, the Arroyo by Arnold Palmer and the Mountain by Tom Fazio. Closed prices in 2026 ran from roughly $850,000 to more than $7.5 million, which makes it the community where a mid-tier budget and an estate budget can both find a street. Membership categories vary by lot; confirm which one conveys.

Tournament Hills and Queensridge

Guard-gated estates from roughly $800,000 into the several millions, adjoining the long-closed Badlands course that spent years in litigation with the city. Homes here were sold on fairway views that no longer exist in the same form. Some buyers see that as an opportunity, others as a risk; either way, the history has to be understood before an offer. One Queensridge Place, the twin-tower high-rise next door, offers the same neighborhood without a lawn.

Henderson, Southeast Valley

MacDonald Highlands

Hillside estates above Henderson at around 2,800 feet, built around DragonRidge Country Club, a Jay Morrish and David Druzisky design. Elevation is the product: Strip and valley views from most lots. The 2026 median sat near $1.8 million, but the top of this community reaches well past $30 million and recent sales have set valley records. Custom-lot buyers should budget for the build as carefully as the land.

Ascaya

Henderson’s terraced hillside of custom lots with no golf course at all, which is the point for buyers who want architecture and views without a club obligation. Lots have started near $1.5 million and completed homes have closed from roughly $5 million to nearly $30 million. This is a design-and-build purchase; the architectural review process and the timeline matter as much as the price.

Anthem Country Club

A Hale Irwin course inside a staffed gate in Henderson’s foothills, with homes listing from around $1 million to $5 million and the exceptional ones past $10 million. It is the community many relocating California buyers land in when they want a club, a view, and a lower entry than Summerlin’s estate tier.

Lake Las Vegas

A resort community around a 320-acre lake east of Henderson, with Reflection Bay, a Jack Nicklaus Signature course, on the north shore. The range is the widest on this page: villas and condos from around $500,000 up to custom estates in the millions. Resort-style HOA structures and rental rules differ village by village, which is why the governing documents get read here before anything else.

Seven Hills

Established Henderson gated neighborhoods around the Rio Secco course, generally in the mid-tier band, with pockets of larger custom homes. A practical answer for buyers who want the Henderson setting without a country-club commitment.

South and Southwest Valley

Southern Highlands

A large master-planned community off the south end of the valley with a private Robert Trent Jones golf club at its center. Most homes list from the $700,000s to about $2 million, with custom estates above that behind the inner gates. Fifteen minutes from the airport and the south Strip, which matters for lock-and-leave owners who fly in and out.

Spanish Trail and Spanish Hills

Spanish Trail is the valley’s original guard-gated golf community, with a 27-hole Robert Trent Jones Jr. layout and entry points in the mid-$400,000s, which makes it the most accessible staffed gate on this page. Spanish Hills next door is guard-gated without golf, generally from $1 million up, and popular with buyers who want the location without the club.

The Strip: High-Rise Residences

Waldorf Astoria Residences and Veer Towers at CityCenter, Turnberry Towers and Sky Las Vegas at the north end, Palms Place just west, and One Queensridge Place in Summerlin. Lock-and-leave, walkable, and an entirely different transaction from anything above. Resort fees, hotel-condo revenue programs, rental restrictions written into the CC&Rs, and reserve studies for buildings with elevators and pools all move the number. Playing and looking at the same time

Several of these clubs offer guest play, and the fastest way to understand a golf community is to spend a morning on its course and an afternoon on its streets. Common Questions

Which community has the best value right now?

It depends entirely on what you are optimizing for. Red Rock Country Club and Anthem give the widest range inside one gate. Spanish Trail is the least expensive staffed gate. MacDonald Highlands and Ascaya trade a longer build for views that cannot be replicated. I would rather answer this question with your criteria in front of me than in the abstract.

Do I need to be a golfer to buy in a golf community?

No, but you may be required to carry a social membership, and you will pay for the course through the HOA whether or not you play. The membership documents tell you exactly what is mandatory.

Can I see homes before committing to an agent?
