A median Santa Clara sale therefore funds a purchase well into the valley's premium submarkets outright, with a substantial balance remaining.
Santa Clara clients are the ones I most often see relocating while still employed by a Bay Area company rather than at retirement, and that changes the search in two concrete ways. First, airport access stops being a convenience and becomes a requirement — SJC runs frequent nonstops to Harry Reid in about 90 minutes, which is what makes a hybrid arrangement workable at all. Second, if you will be flying weekly, proximity to the airport is worth real money to you, and the corridor south of it — including Southeast Las Vegas — is worth looking at alongside the master-planned communities on the far west side, which are a 30-plus minute drive from the terminal.
A word on equity composition: if a material part of your down payment is coming from equity compensation rather than the house sale, the timing and the tax treatment are questions for your CPA, and they can change the whole sequence.
