How I’m Paid

Every page on this site says the cost of working together is set out before you sign anything. This is the page that sets it out. Four services, four ways of being paid, and nothing added later that is not written here or in the agreement you sign.

1. A Real Estate Consultation: Free, in Writing

Send the basics through any form on this site or by email. I reply myself, in writing, within one business day, with a realistic picture of the market at your price and what representation would cost. There is no fee for this and no obligation. It stays free until you decide you want me to represent you.

2. Buying in Nevada: The Buyer-Broker Agreement

Nevada requires a written buyer-broker agreement before a licensee can show you property, discuss comparable sales or write an offer (Assembly Bill 258, effective October 1, 2025). Mine is short and it answers three questions before we tour anything:

• What the fee is. A percentage of the purchase price, stated as a number in the agreement. It is negotiable, and you will see it in writing before you sign, not at closing.
• Who pays it. In most Las Vegas transactions the seller agrees to pay the buyer’s broker as a concession requested in the offer. Since the 2024 rule changes that concession is no longer advertised on the MLS; I ask for it in every offer I write. If a seller pays less than the agreed fee, the agreement says what happens to the difference, and we discuss it before the offer goes in, not after.
• How long it runs and whether it is exclusive. The term and the exclusivity are both in the agreement. If you are not sure yet, we can start with a short term or a single property.

Reading the purchase agreement, the counteroffers, the HOA resale package and the seller’s disclosures is part of representing you as a broker. It is included in the fee. It is not legal representation, which is a separate engagement described below.

3. Selling in California

I hold a California broker licence (DRE 01496817) and can list and sell your California home as part of a coordinated move. The listing agreement states the commission, which is negotiable and set in writing before the home goes on the market. Where a local California agent would serve you better for a particular property, I will say so and may refer you to one; any referral fee I receive is disclosed to you in writing.

4. Legal Work: A Separate Engagement

Vegas VIP Me LLC is the brokerage. The Law Office of Jimmy Nguyen APC is a separate California law practice under common ownership. If a legal matter arises, such as a deposit that will not release, a disclosure dispute, or a contract that needs to be enforced, that is law-firm work. It is engaged separately, under its own written engagement letter, with its own fee, and it is never bundled into a brokerage commission. The two entities are kept apart deliberately, so that you always know which one you are hiring and what it costs. The law practice’s own site is here.

5. Concierge: Flat Quote, Paid in Advance, Open to Anyone

Trip planning, golf, spa, dining and convention logistics are a separate, paid service. Every job is quoted flat, in writing, before any booking is made, and the quote is the price. It is open to anyone, and it has no connection to whether you buy or sell a home with me. Buying a home does not come with a trip, and planning a trip does not come with a discount on a home. What Is Never Added

• No fee for the first conversation, however long it takes.
• No charge appears at closing that was not in the agreement you signed.
• No commission on a legal engagement, and no legal fee inside a commission.
• No concierge work starts without a written quote you have accepted.
