Las Vegas Market Report — October 2026 Edition

Las Vegas Market Report: October 2026

← All monthly editions

September closed at a $470,000 median, five months of supply, and a 30-year rate that rose three weeks running to 7.40%. Those are the numbers every report will carry. This one is built around three things the citywide median does not tell you: what California equity buys here this month, how the market above $1 million is behaving, and which rules are about to change. The metro numbers come first, briefly.

My read: prices are holding and the pace is not. Five months of supply is the line most agents use for a buyer’s market, and the rate move did more to this month’s sales count than anything local. The Las Vegas REALTORS president tied the slowdown to rates, and Zillow currently shows no one-year forecast for Las Vegas at all, which is its own kind of answer.

What California Equity Buys Here This Month

The number that decides most of my California clients’ moves is not the Las Vegas median; it is the gap between the home they sell and the home they buy. Against this month’s $470,000 Las Vegas median:

California medians: California Association of REALTORS county sales report, August 2026 (the September report was not out at publication). Las Vegas median: Las Vegas REALTORS, September 2026. Medians from different months and different associations; use them for scale, not for a specific house.

What the rate move does to that arithmetic: on a $700,000 Henderson or Summerlin purchase with 20% down, the $560,000 loan costs about $3,877 a month in principal and interest at 7.40%, against about $3,636 at the 6.76% in last month’s report. That is roughly $240 a month for the same house. A seller from Santa Clara or San Mateo with the typical gap above can buy at the median for cash and still keep most of the proceeds; a seller from Los Angeles or San Diego usually finances part of it, and that is the buyer for whom a seller-paid rate buydown is worth asking for now.

Five months of supply also changes the order of operations. With more homes sitting without offers, a seller has more reason to entertain an offer contingent on your California sale, so selling first is not the only workable sequence. Which order fits your facts is the first thing I answer in a reply.

The moving-to-Nevada checklist puts the ten steps in order, and your county page carries the transfer-tax and Prop 19 details.

Above $1 Million

The Las Vegas REALTORS’ public release does not break out sales above $1 million, and I do not publish a luxury statistic I cannot source. What the public record does show this month is where future luxury supply is coming from:

Above $1 million the metro median is close to useless: inventory inside a single gate can be a handful of homes, cash is common, and rates matter less than they do at $500,000. If you are shopping Summerlin’s guard-gated villages, The Ridges, Southern Highlands, MacDonald Highlands or Ascaya, ask for the closed sales and days on market for that community over the last ninety days; I send them with the first reply. The luxury and golf communities guide covers the gates, the club memberships and the HOA rules.

Rules: What Changed, What Is Coming

No new Nevada real estate statute or regulation took effect in September. The Legislature next meets in February 2027. Four items to have on your list:

The quarterly Nevada real estate law changes page carries the full list; the next update is due in January 2027.

If You Are Investing

The cash share held at 23.5%, so investors have not left. Distressed sales doubled to 1.1% of the market, still low by any historical standard, but bank-owned and short-sale contracts need an attorney-reviewed read more than most. What to do this month: underwrite at 7.40% or higher, at a rent that still clears after the HOA’s rental rules, and assume a long-term tenant rather than nightly guests. The investor checklist is the free PDF of my underwriting questions.

Two Questions I Was Asked This Month

Rates went up again. Should I wait?
Only if you expect prices to fall faster than rates rise, and the September data does not show that: the median is flat year over year. If the house is right and the payment works today, a seller-paid buydown now and a refinance later is the better trade than waiting for both to move your way.
Is five months of supply a buyer’s market?
In condos and townhomes, closer to yes: listings without offers grew 7.3% and sales fell 12.6% from a year earlier. In the $500,000 to $900,000 band in Summerlin and Henderson, well-priced homes still sell within sixty days. The negotiating room is on the homes priced to last spring’s record.
